We present this in a thorough design package—floor plans, reflected ceiling plans, elevations, hand sketches, design imagery—that you’ll sleep with because you love it so much.

03. Design Development

We document every detail, from color and finishes, to plumbing fixtures and outlets, to vent grills and ceiling heights—even the stuff you can’t see. We present color renderings and final drawings of floor plans, reflected ceiling plans, finish plans and elevations, all drawn to exact scale and rendered in-house for bulletproof design integrity.

04. Construction Documentation

Pretty pictures are great, but only if they’re buildable. We provide design intent drawings of every plan and elevation needed to build out a project, and we meet with everyone on the team to make sure they understand the design. Our design intent drawings include final floor plans, RCPs, finish plans, power and data plans, final elevations with finish, tags and dimensions, custom millwork and detail drawings, and final material specifications with schedules.

05. FF&E and Specification Writing

We get the finish right with final furniture, fixture and equipment selections. We handle the fabrication of prototypes and monitor all FF&E delivery and setup. Budget, specs and drawings are managed using Spexx software to make it easy on procurement. The end result is a holy binder filled with your sacred furniture scripture. Plus killer furnishings.

06. Construction Administration

When construction begins, we make sure everything stays copasetic through weekly OAC meetings and site visits. We review all shop drawings, provide additional detail drawings for clarification, answer RFIs and coordinate the final FF&E installation. We stop when your interiors are everything we hoped, planned, sweated, cried and bled for.

01. Budget & Bidding

We review pricing by seeking bids from additional vendors as needed. A summary of pricing and lead times is provided for your approval, ensuring you have all the information needed. Before any orders are placed, we submit a final budget for approval, ensuring clarity and alignment on costs before proceeding.

02. Ordering & Logistics

We manage the full ordering process, from issuing purchase orders and collecting invoices to submitting them for payment. Our team tracks samples and prototypes for approval, provides order updates, and participates in weekly OAC meetings. We handle product inspections, resolving any issues or managing returns as needed.

03. Delivery & Install

We coordinate deliveries with the warehouse, general contractor, and ownership, ensuring a smooth process. Our team oversees product installation, providing site observations and addressing any vendor issues. After installation, we collaborate with design and construction teams to prepare a final punch list, ensuring all details are handled.

04. Project Accounting

Invoices are submitted as scheduled, either for you to pay vendors or for Avenir to manage payments. We track budget vs. actual costs and provide reports. Throughout the project, we monitor product costs, taxes, and deliveries. At project close, we ensure all payments are made and provide documentation confirming no outstanding balances.
